Project Overview

This 1850s antique farmhouse in Acton, Massachusetts, lacked ductwork for central air and relied on an inefficient gas boiler and four existing mini-split heat pumps, originally installed by another contractor. Jay Moody HVAC was tasked with converting the entire HVAC system to heat pumps and upgrading the water heater. The solution: a custom Mitsubishi Mini-Split system, offering efficient heating and cooling with discreet placement to preserve the home’s historic charm alongside a hybrid-electric water heater (also known as a heat pump water heater).

The Challenge

This historic Acton home presented several challenges due to its age and lack of ductwork. The absence of air conditioning led to inconsistent temperatures throughout the house and the home’s existing heating system proved to be inefficient. Additionally, several of the pre-installed mini-split heat pump systems had been poorly positioned by the previous contractor and the existing water heater was old and inefficient.

The Design

To eliminate the need for the home’s gas boiler, Jay Moody HVAC designed a custom 5-zone Mitsubishi mini-split system, seamlessly integrating with the existing 4-zone setup. For hot water needs, a hybrid-electric water heater was installed, ensuring energy efficiency. Additionally, the placement of the existing mini-split units was optimized to enhance both functionality and alignment with the home’s aesthetics.

New 5-Zone System:

The new 5-zone system consists of five Mitsubishi mini-split units connected to a single multi-zone outdoor condenser. Chosen for their cold-climate heat pump technology and ductless design, Mitsubishi mini-splits are ideal for this application. As a Mitsubishi Diamond Elite contractor, Jay Moody HVAC ensures that all installations are backed by an extended 12-year equipment warranty.

The system includes a wall-mounted unit in the left bedroom, another in the right bedroom, a third in the home office, plus floor-mounted units in the kitchen and dining room. This multi-zone heat pump system effectively meets the home’s heating and cooling requirements.

Integrating the Existing Mini-Split System:

To optimize the home’s existing setup, Jay Moody HVAC replaced the original AC-only Mitsubishi condenser with a new, more efficient multi-zone, cold-climate Mitsubishi condenser. The team relocated the kitchen’s floor-mounted unit to the living room, where it performed more efficiently. Wall-mounted units in the primary and second bedrooms were also reinstalled to ensure proper distribution.

Hybrid-Electric Water Heater:

In place of the home’s outdated indirect water heater, Jay Moody HVAC installed a hybrid-electric (heat pump) water heater to meet the home’s hot water demands more efficiently. This new system uses heat pump technology to provide consistent, energy-efficient hot water, contributing to the overall energy savings of the home.

Jay Moody HVAC’s engineers collaborated closely with the homeowners to fully understand their comfort and efficiency needs, designing a tailored system to meet those goals. From the initial consultation to the final installation, the team ensured a seamless experience, handling everything from system design to submitting rebate and warranty paperwork.

  • In-Home Consultation: The project started with a comprehensive consultation and a free quote provided by one of Jay Moody HVAC’s experienced, degreed engineers. During this consultation, the engineer and homeowner discussed the homeowner’s specific needs, aesthetic preferences, and comfort priorities for the new system. The engineer conducted a Manual J calculation on-site to determine the precise heating and cooling requirements of the home. With the load calculation complete and the homeowner’s goals in mind, Jay Moody HVAC’s engineer worked collaboratively with the homeowner to design a customized system tailored to their unique needs. Once the optimal solution was finalized, a formal proposal was provided within 48 hours.
  • Installation: Before installation began, Jay Moody HVAC’s sales engineers conducted a thorough system walk-through with the customers and the installation team. This walk-through allowed any questions the homeowners had to be addressed and ensured that all parties were aligned on the installation process. On the day of installation, the lead technician provided the homeowner with an “Installation Checklist,” outlining each step of the process to keep the homeowners informed throughout. During the installation, the team maintained a high standard of cleanliness by wearing shoe covers indoors, using floor mats, and tidying up as they worked. As part of Jay Moody HVAC’s commitment to sustainability, all empty equipment boxes and unused materials were returned to our shop for recycling at the end of the day. Once the installation was complete, our technicians conducted a detailed system operation demonstration for the homeowners. This ensures they are fully equipped to use and maintain their new system confidently before we leave their home.
  • Mass Save Rebate & Warranty Paperwork: Many homeowners in Acton, Massachusetts, are eligible for the Mass Save energy incentive program, and this home’s new heat pump system qualified for both a whole-home heat pump rebate and financing options, in addition to federal tax credits. As a certified member of the Mass Save Heat Pump Installer Network, Jay Moody HVAC is authorized to install eligible systems. Following the installation, our knowledgeable office team submitted the necessary paperwork on the homeowner’s behalf to ensure they received the full rebate. The system also meets the criteria for Federal Tax Credits, which the homeowner can claim during tax season. Moreover, Jay Moody HVAC registered the new equipment for all applicable warranties, including the 12-year Mitsubishi warranty, providing the homeowner with complete peace of mind and protection for their system.

With the installation of their new ductless heat pump system, the Acton home now enjoys efficient heating and cooling, eliminating the need for the outdated, inefficient gas boiler. The new system offers zoned temperature control, allowing the homeowners to customize the temperature in each room.
